Why list with PVR?
Homeowners who are deciding on a vacation rental management company have a lot of options these days! Sorting through these options can be time-consuming and confusing. We’d like to make it an easy decision for you: Pinkham Vacation Rentals is the premiere vacation rental management service in Mount Washington Valley, and here are the reasons why!
Low Commission and Accurate Estimates
PVR’s commission rate is just 25% on the cost of rent for a booking, plus 3% processing for credit card bookings. Other companies charge 35-50%, or have many fees such as linens or guest cleaning that are billed to the owner that are not included in the commission. We work to keep commissions low and emphasize the importance of booking directly with us to potential guests to avoid additional commissions from third-party booking platforms whenever possible.
At Pinkham Vacation Rentals, you will have a dedicated Owner Representative available to assist you with any questions, concerns, or requests. This is a level of service above and beyond what other management companies offer. Our Owner Rep will work closely with you during the on-boarding process to make sure you’re fully informed and that your home is ready for rental. If you need clarification or assistance, our Owner Rep is just a phone call or email away. Additionally, we provide quarterly reports with information on how your home performed, news about the market, and suggestions for improvements that can lead to greater success.
Communities around the country are grappling with Pinkham Vacation Rentals is a member of the Vacation Rental Managers Association, which advocates nationally and at the state level for vacation rental businesses. We work closely with town officials and community organizations to ensure that we are involved in developing sensible policy that accounts for local concerns while protecting your property rights and ability to rent your home.
PVR offers access to an owner portal on our website, where you’ll be able to check in 24/7 on your bookings and revenue. The owner portal offers up to the minute reports on how much your rental home has made. It also allows you to view your calendar of upcoming bookings, and to reserve the home for yourself or your friends with a few quick clicks.
Rental Contract and Insurance
We understand that your second home is important to you; the majority of vacation rental homeowners use their second home for vacations themselves and care deeply about it. PVR guests are required to sign a detailed contract ensuring that they’re over the age of 25 years old and that they will respect the home and neighborhood. This does a lot to cut down on “problem renters” that rent out a house just to throw a party and leave it in bad condition. Additionally, PVR inspects the home during the clean after each guest stay to follow up in the event that anything is damaged. Each guest is also required to purchase an insurance policy that covers up to $1,500 in accidental damage during their stay.
Local Knowledge and Relationships
Our business and staff are local! PVR employees know the area well and have in-depth knowledge of the Valley. We are experts about the topics potential guests have questions about and can guide them to all of the local hiking, skiing, biking, and swimming spots near your vacation rental home. Anyone who has tried to coordinate a repair through a contractor in the Valley from out of state knows it can be a challenge. Pinkham has strong relationships with local contractors and can coordinate work or provide referrals upon request.
